Reed began working part-time in real estate in fall 2023 and transitioned to full-time in 2025, handling transactions ranging from $400,000 entry-level purchases to $5.5 million luxury estates.

Reed's client base spans first-time buyers, move-up buyers, sellers, and high-value property owners across Sonoma County. His growth reflects a systems-first approach emphasizing preparation, pricing clarity, consistent communication, and data-informed decisions rather than relying on personality or market momentum. “Twenty-three clients in my first full year, and being on track to double that this year, tells me the systems work,” Reed said. He added that he takes equal care with a $400,000 first purchase as with a $5.5 million estate, because “both clients deserve the same preparation and the same straight answers.”

The milestone comes as Reed builds a listing-forward practice serving West Sonoma County and the broader market, including Sebastopol, Santa Rosa, Healdsburg, Petaluma, Graton, Forestville, and Sonoma. His work involves representation across property types from attainable homes under $1 million to luxury homes, estate properties, rural acreage, and distinctive West County properties. West Sonoma County includes a mix of rural, small-town, and higher-value properties, where transactions may involve acreage, wells, septic systems, accessory dwelling units, multi-structure properties, vineyard potential, and other factors affecting pricing, preparation, negotiation, and closing timelines.

In 2026, Reed is on pace to roughly double his client count while expanding his business with additional team support to maintain service quality as volume increases. The expansion is intended to help sellers and buyers navigate the complexity of the local market. “Real estate in West Sonoma County is not one-size-fits-all,” Reed said. “A first purchase, a rural property, and a luxury estate all require different strategies, but the client experience should still be grounded in clarity, preparation, and direct communication.”
